Application and Qualification Process
Application
All members of the household 18 years or older must complete an application and pay the processing fee of $50 each. You can submit an application electronically via the “apply now” section of our website Application fees must be paid in advance in cash at our office. No Application will be processed prior to the fee being paid. Please remember to fill out each line of the application and provide your signature. Incomplete applications will not be processed.
Income
In these trying economic times our qualification process is not solely driven by a credit score, income qualification is the largest factor in qualifying for one of our rentals. To qualify, we first review your total gross monthly income. All income stated on your application must be verifiable, proof of income documents are required. The gross monthly income is divided into a credit and debt column (debts to creditors current and owing) including the rent amount for the home you are applying for to determine the PRR (Preferred Rent Ratio).
The maximum acceptable PRR score is 36%. We will accept 42% PRR in cases where 2 years of stable employment can be proven.
Income Documentation we will accept
Our goal is to approve all qualified applicants within 72 hours. In order to meet this goal, you will need to provide us with all required income documentation within 24 hours of submitting your application. Income verification and applications can be given to us in person at the office or e-mail to Staff@ask4rentals.com or faxed to 209-249-5221
to verify income we accept the following:
• Employment- Three month's worth of most current pay stubs. Offer letters will be accepted only when the employment start date is earlier than 30 days. For future start dates we will accept an offer letter along with prior pay stubs. A letter of employment on official company letterhead may be accepted.
• Government Benefits or Retirement Benefits- Recent Benefits Statement or current print out from the issuing agency are accepted. Evidence of direct deposits may be considered with no less than 3 months bank statements.
• Savings - Savings can be considered in lieu of employment or other monthly income if the balance shows at least 2 times the annual rent.
• Self Employment - For self employed persons, we require the lat two years’s tax returns and 4 months bank statements, a copy of the primary business license or state issued license. i.e. a self employed general contractor will submit a copy of their unexpired contractor’s license.
Credit
Although credit is not the primary qualifying factor, we do perform a credit check. Based on your credit score we may ask for an increased deposit, we do look at trade lines and determinations are made by score, open trade lines and trade lines in collection.
Any and all conditions prior to renting by Aksland Real Estate INC. will vary based on the over-all risk of the applicant. The contents of the credit report will be evaluated to assess risk and determine if any increase of the security deposit will be required.
Up to 2 times the monthly rent amount may be required as a deposit if it is determined that an applicant is high risk due to overall unsatisfactory accounts and collections.
Holding Deposit
A holding deposit of an amount equal to the security deposit will hold a home off the market for no more than thirty days. The funds placed on deposit are applied to your move-in funds.
Acceptance
When your application is approved, you will have 48 hours to sign your lease and bring in the move in funds and or the holding deposit. If you fail to sign the lease and pay the funds, the home will be rented to the next approved applicant. The application processing fee is non-refundable and will be forfeited.
Identification
Each applicant must show a valid, unexpired, government issued photo Identification. All applications and documents must refer to, and be signed in your, full legal name.
